Sell First, or Buy First?
This is the question that stops more downsizers in their tracks than any other. Here is the honest answer: it depends on your financial position, the community you are targeting, and current market conditions. But most people can navigate this with the right sequencing.
Sell First (Most Common)
You list your current home, get it under contract, and negotiate a delayed closing or a rent-back agreement with the buyer — giving you 30–90 days after your home’s closing to find and close on your 55+ community. You know exactly what you have, you negotiate from a position of strength as a non-contingent buyer, and you eliminate the risk of carrying two properties. Requires temporary housing if the timing doesn’t align perfectly.
Buy First (Requires Liquidity or Bridge)
If you have significant assets outside your home — retirement accounts, savings, or access to a bridge loan — you can purchase in the 55+ community first, then list and sell at your pace. This eliminates the pressure of timing, but carries the cost and complexity of two properties overlapping. Bridge loans are available but add closing costs and interest.
Contingent Offer
A contingent offer on a 55+ community home that is contingent on the sale of your current home is legitimate and accepted in this market — especially for resale communities where the seller is often another downsizer who understands the situation. New-construction builders (Toll Brothers, etc.) are less flexible with contingencies but may allow lot holds. The tradeoff is competitive disadvantage in a multiple-offer scenario.
